What to Expect in a Home Inspection

We operate all the appliances that are accessible and we can safely operate. We check the heating and air conditioner for proper operation (temperature permitting). We walk on most roofs and go into the attic as part of the inspection. Our inspections include the irrigation for most properties. We open the electrical panels for inspection and operate all plumbing fixtures. We can include crawlspaces, pools and spas for an additional fee. Immediately after our inspection, we walk the entire house with you inside and out to provide a verbal summary of our findings.

Walk Through

Our walk through starts with an explanation of the report and the four major areas: roof, HVAC, windows and structure. We then walk through the entire property inside and out to provide detailed findings and answer any questions. By being present at the inspection, our professional inspector can familiarize you with the home and explain things features specifically pertaining to your home.

Report

Our reports are very purposefully written in plain, non-technical language. On a few occasions where technical language is necessary, a more common definition appears in parentheses. Our reports are customized for each home, including both a checkbox and a narrative comment. While there are many color photos, some items that are either common maintenance or that don’t impact health and safety or operation of equipment do not necessarily need photos. Caulking exterior cracks or gaps and the absence of smoke alarms or carbon monoxide detectors would be a couple examples. A lot of our clients appreciate that the report references front, back, left and right sides of the house instead of cardinal directions (north, south, east, west). They find it easier to locate the front bedroom than the north bedroom.

Payment Information

Zelle, Quickpay, USAA, a check, Venmo or Paypal (using checking accounts in Paypal avoids the fee). Debit cards, credit cards, Applepay, Androidpay and Samsung pay are also options, but have an additional fee involved. If you would prefer to pay via a check through your online banking, please send it before the inspection. If you would prefer to pay in cash or write an old-fashioned paper check, please bring it along with you to the inspection. Credit and debit card transactions have an additional convenience fee that the card company charges, usually 3-4% of the inspection cost. This fee also applies to transactions completed with Applepay, Android Pay and Samsung Pay. It also applies with Paypal when using a credit or debit card.
